Is Spray Foam Roofing Good for Commercial Buildings?

Yes, for the right roof. Spray polyurethane foam (SPF) creates a seamless, insulated roof in one step, adds roughly R-6 per inch, and can last 30+ years if its protective coating is renewed about every 15 years. In San Antonio it costs about $5.28 to $9.12 per sq ft. It's a strong fit for irregular roofs, roofs with many penetrations and buildings that need more insulation.

A spray foam roof is sprayed on as a liquid that expands into a rigid, insulating layer, then sealed with a protective coating. It usually goes right over the existing roof.

Because it's sprayed, there are no seams to fail, it adds insulation in the same step, and it can be shaped to send water toward drains.

The foam lasts for decades as long as its top coating is renewed about every 15 years. The result also depends heavily on the crew spraying it and the weather on the day.

  1. Confirm the existing roof is dry; wet insulation must be removed first
  2. Ask if the contractor is approved by the foam and coating manufacturers
  3. Get foam density, foam thickness and coating dry-mil thickness in writing
  4. Ask how thickness will be measured
  5. Ask for the overspray plan for cars, HVAC units and neighbors
  6. Ask which weather limits will stop the work
  7. Ask to see SPF roofs they installed 10+ years ago
  8. Plan a recoat about every 15 years

The building can usually stay occupied, but spraying produces fumes near the roof. Rooftop air intakes are shut down or protected during application, and the crew follows the manufacturer's re-occupancy guidance. Ask for that plan in writing.

Protect nearby cars and walls: overspray is a real risk, and crews use wind screens when the wind picks up.

After installation, maintenance is about protecting the coating. Walk the roof in spring and fall, and after hail or high wind look for pocks, worn coating or exposed foam.

Small hail pocks usually don't leak right away, but they should be sealed promptly so water and UV don't reach the foam.

Is spray foam roofing good for commercial buildings?

Yes, for the right roof. It creates a seamless, insulated roof in one step and can last 30+ years if its coating is renewed about every 15 years. It fits irregular roofs, many penetrations and buildings that need more insulation.

It’s also a system that depends heavily on the crew that sprays it, so it’s worth understanding before you buy. Here’s the practical overview we give owners exploring options for commercial roofing in San Antonio.

How Is a Spray Foam Roof Installed?

A spray foam roof is built in four layers on site, usually over the existing roof. A 20,000 sq ft roof typically takes about two weeks, weather permitting.

  1. Prepare the surface: pressure-wash, remove wet insulation and loose material, fix the deck, mask vents and protect nearby cars and walls from overspray.
  2. Spray the foam: two liquids mix at the gun and expand into rigid closed-cell foam, at least 1 inch per pass, built up to the specified thickness and tapered toward drains where needed.
  3. Apply the coating: an elastomeric topcoat (usually silicone) at a minimum of about 20 dry mils, up to 40 mils for longer warranties, because foam breaks down in UV light.
  4. Add granules (optional): roofing granules broadcast into the topcoat improve traffic and hail resistance and are required for some long warranties.

Foam can only be sprayed when it’s above about 50°F, humidity is low, the surface is dry and wind is light. Crews use wind screens above roughly 10 to 15 mph to control overspray.

What Can Spray Foam Be Applied Over?

Existing roof Can SPF go over it?
Built-up roof (BUR) and modified bitumen Yes, once dry and firmly attached
Metal (exposed fastener) Yes; one of the best uses, it seals fasteners and laps
Concrete deck Yes, with primer
TPO, PVC or EPDM Yes, but only over a cover board
Any roof with wet insulation Not until the wet material is removed

Pros and Cons

Pros Cons
Seamless: no seams to fail Quality depends heavily on the applicator and weather
Adds insulation (about R-6 per inch) Coating must be renewed on schedule
Can add slope to fix ponding Overspray risk to cars and nearby buildings during application
Lightweight; often applied over the existing roof Can’t be sprayed in rain, high humidity or on wet surfaces
Handles many penetrations and odd shapes well Hail can pock the surface (usually repairable)
Budget being calculated for a spray foam roofing project

Cost per Square Foot and Recoat Schedule

Item Typical figure
Installed cost (San Antonio) $5.28 – $9.12 / sq ft
Recoat interval About every 15 years on average
Recoat cost Similar to a coating restoration: about $1.50 – $4.50 / sq ft for silicone
Service life with recoats 30+ years

Installed cost: Commercial Roof Guide, San Antonio (Mar 2026). Recoat interval and service life: Buildings.com. Recoat cost estimate uses silicone coating pricing from Roofr (2026).

Hailstones on the ground after a Texas hailstorm

Lifespan and Hail Performance in Texas

Hail and wind-blown debris can dent or pock the foam surface, but this usually doesn’t cause leaks, and damage can be repaired later without hurting long-term performance. Small damage under about 4 inches across is sealed with a compatible sealant; larger areas are cut out and re-foamed and re-coated. Inspect twice a year and after every significant hailstorm. San Antonio’s UV makes keeping the coating intact the single most important maintenance task.

How to Maintain and Repair a Spray Foam Roof

The foam lasts as long as its coating does, so maintenance is about protecting the coating.

When What to do
Spring and fall Walk the roof; look for worn coating, exposed foam, blisters, punctures
After hail or high wind Check for pocks and debris damage
Small damage (pocks, punctures) Clean and seal with a compatible sealant or mastic
Larger damage or wet foam Cut out to sound foam, prime, re-foam at least 1 inch, then re-coat
Every 10 – 15 years Clean and apply a new topcoat (recoat)

Best and Worst Buildings for Spray Foam

Good fit Poor fit
Roofs with many penetrations or irregular shapes Roofs with saturated insulation that won’t be removed
Buildings that need more insulation Sites where overspray can’t be controlled
Roofs with ponding that need added slope Owners who won’t commit to recoating
Older metal buildings needing insulation and waterproofing in one step Roofs with very heavy foot traffic and no walkways
Corrugated metal roof against a blue sky

SPF vs TPO vs Metal Retrofit

SPF TPO Metal retrofit
Installed cost (San Antonio) $5.28 – $9.12 $5.28 – $8.16 Priced per project
Insulation Built in Separate layer Added in the new cavity
Seams None Heat-welded Standing seams
Ongoing care Recoat about every 15 yrs Seam and flashing checks Minimal
Lifespan 30+ yrs with recoats 20 – 30 yrs 40+ yrs

What to Ask an SPF Roofing Contractor

Spray foam depends more on the applicator than almost any other roof, so vet the crew, not just the product:

  • Are you approved by the foam and coating manufacturers for the warranty you’re offering?
  • What foam density and thickness will you install, and what coating dry-mil thickness? Get both in writing.
  • How will you measure thickness (probe and wet-mil gauge readings)?
  • What is your overspray plan for cars, HVAC units and neighbors?
  • What weather limits will you stop work for?
  • Can I see SPF roofs you installed 10+ years ago?

FAQs | Spray Foam Roofing

How long does a spray foam roof last?

Commonly 30 years or more, provided the protective coating is renewed about every 15 years. If the coating wears through and UV reaches the foam, the foam degrades quickly.

Can a building stay occupied while spray foam is installed?

Usually yes. Spraying produces fumes near the roof, so rooftop air intakes are shut down or protected during application and the crew follows the manufacturer’s re-occupancy guidance. Ask for the plan in writing.

Does spray foam roofing lower energy bills?

It can, because it adds continuous insulation and a reflective coating in one step, with no gaps at seams or fasteners. Savings depend on how much insulation the building had before.

Is spray foam roofing good for flat roofs?

Yes. It’s one of the few systems that can add slope to a flat roof while it’s applied, which helps fix ponding, and it seals around rooftop penetrations without seams.

What happens if a spray foam roof gets hail damage?

Most hail leaves surface pocks that don’t leak right away. They should be sealed promptly so water and UV don’t reach the foam, and larger damaged areas are cut out and re-foamed.
