Flat roof services

From one stubborn leak to a 200,000 sq ft re-roof. Same crews, same standards, any membrane.

Flat roof systems we work on

Most San Antonio buildings already have one of these. We repair all of them and recommend the one that fits when it is time to replace.

Membrane options · bar = typical life

  • TPO

White, heat-welded seams. The value pick for most warehouses and retail.

  • PVC

Welded like TPO but resists grease and chemicals. Restaurants and labs.

  • EPDM

Black rubber with taped seams. Flexible, simple to patch.

  • Modified bitumen

Multi-ply asphalt with a granule cap. Takes heavy foot traffic.

  • Silicone coating

Not a new roof: a seamless layer that extends a sound one.

Fixes for the usual flat-roof problems

  • Tapered insulation & crickets

Sloped boards between drains so water stops sitting in the low spots where membranes age fastest.

  • Bigger drains, overflow scuppers

Drains and scuppers sized for our cloudbursts, with overflows so a clogged drain cannot flood the roof.

  • Rebuilt flashings & edge metal

Most leaks start at curbs, pipes and edges. We reflash them and install tested edge metal.

We hold approvals with the major low-slope manufacturers, so the membrane is chosen for your roof, not for a sales quota.

Flat roof design rules

What the code and the manufacturers require on a low-slope roof in Bexar County.

Minimum slopeNew membrane roofs need ¼ in per ft of slope; flat structures get it from tapered insulation
PondingWater still on the roof 48 hours after rain; most warranties exclude damage it causes
DrainagePrimary drains plus overflow drains or scuppers, sized for local rainfall intensity
InsulationAbout R-25 continuous above the deck on re-roofs (2021 energy code, climate zone 2)
Cool roofLow-slope roofs here generally need a reflective surface: 0.55 aged solar reflectance
Layer limitTwo roof coverings at most; a building with two needs a full tear-off
Edge metalTested perimeter edge systems (ANSI/SPRI ES-1) to hold the roof in high wind
Fire ratingUL / FM Class A assemblies
Service life15 to 30 years depending on membrane, drainage and upkeep

How we repair or replace a flat roof

  1. 1

    Trace and scan

We walk the roof, follow the water path and scan with infrared or core cuts to map wet insulation.

  2. 2

    Price every option

Repair, restore, recover and replace priced side by side, with photos, in 48 hours.

  3. 3

    Fix the drainage

Crickets, drains and scuppers first. A new membrane on a ponding roof ages early.

  4. 4

    Work in watertight sections

We open only what we can close by evening, so tenants stay dry every night.

  5. 5

    Flash every detail

Curbs, pipes, walls and edges flashed to the manufacturer’s details, not caulked.

  6. 6

    Test and sign off

Drains flow-tested, seams probed, then the manufacturer’s inspector issues the warranty.

Flat roofs | the honest trade-offs

Pros

  • Lowest cost per square foot on large buildings
  • Room for HVAC units, solar and walkways
  • Easy and safe to walk, inspect and repair
  • White membranes cut summer cooling loads
  • A dry roof can be recovered once instead of torn off

Cons

  • Poor slope means ponding and short membrane life
  • Leaks travel under the membrane and show up far away
  • Drains clog with leaves, nests and debris
  • Needs inspections twice a year to reach full life
  • Foot traffic and hail puncture thin membranes

Repair, recover or replace?

Five questions about your flat roof. No email, no form.

  1. Did a scan or core cut find wet insulation across large areas?

  2. Does the building already have two roofs on it?

  3. Is the roof more than 20 years old?

  4. Is the leak in one spot you can point to?

  5. Does water stand on the roof two days after rain?

Buildings with flat roofs we serve

Low-slope roofs cover most commercial square footage in San Antonio.

Visible sloped roofs steeper than about 3:12 belong in metal, tile or shingles, not a flat-roof membrane.

Flat roof FAQ

Something else? Ask a project manager.

How much does flat roof repair cost in San Antonio?

Most commercial flat roof leak repairs cost $450 to $2,500 per visit in 2026. Rebuilding a drain or scupper runs about $900 to $3,500, and a full replacement with tear-off and insulation costs about $9.50 to $15 per square foot.

Should I repair or replace my flat roof?

Repair when the leaks are few and the insulation is dry. Restore with a coating when the roof is sound but aging. Recover or replace when large areas of insulation are wet, the roof is past its service life, or it already has two layers.

How do you fix ponding water on a flat roof?

By adding slope, not sealant. We install tapered insulation or crickets that steer water to the drains, and add or enlarge drains and scuppers where needed. Water should be gone within 48 hours of rain.

How long does a flat roof last in Texas heat?

About 15 to 30 years. White TPO and PVC handle our heat best; modified bitumen and EPDM usually land at the lower to middle of that range. Good drainage and twice-yearly maintenance add years to any of them.

Do flat roofs have to be completely flat?

No. Commercial “flat” roofs are low-slope: new membrane roofs need at least ¼ inch of fall per foot so water drains. Perfectly flat decks get that slope from tapered insulation.

What is the best flat roof material for San Antonio?

For most buildings, a white 60-mil TPO. Choose PVC where grease or chemicals reach the roof, modified bitumen where there is heavy foot traffic, and a silicone coating when the existing roof is still dry.
