Usually, yes. Most metal roof leaks come from fasteners, laps and flashing, not the panels. If the panels are not rusted through, repairs or a restoration coating cost far less than replacement.
Coating restoration usually runs about $2.50 to $7.00 per square foot, depending on rust, seam work and whether you choose acrylic or silicone. Adding spray foam raises it to about $4 to $8 per square foot.
A full restoration typically adds 10 to 20 years, and many silicone systems applied at full thickness carry 15 to 20 year warranties. The roof can be recoated at the end for less than the first restoration.
It depends on the screw. Loose screws in sound metal are usually replaced with oversized fasteners, while tight screws with dried-out washers can be sealed and covered by the coating.
Only after the rust is treated. We clean the metal, apply a rust-inhibiting primer and replace panels that are rusted through. Coating over active rust does not last.
