Schertz grew from 31,465 people in 2010 to 42,002 in 2020, and its industrial base grew faster. Distribution and fulfillment centers, manufacturing and flex buildings line I-35, FM 3009 and the Tri-County area, with roofs that often run past 300,000 square feet.
Roofs that big fail differently. A single clogged drain can pond thousands of gallons, and hail damage can hide across acres of membrane. We bring moisture scans, drone photos and coatings priced by the acre, not the patch.

Metal buildings with rusted fasteners, skylights and gutters that overflow in heavy rain.
Grocery-anchored centers and pad sites with white TPO roofs reaching mid-life.
Summer re-roofs with documented safety plans and photo reports for boards.

The northeast side sits in a busy hail track, and wide-open warehouse roofs take the full force of every storm.

Typical scope · 78154What a typical job looks like here
A typical Schertz project: a 15-year-old TPO roof over a warehouse, still mostly dry, with hail bruising and a few open seams. After a moisture scan, wet areas are cut out, seams reinforced and the whole roof coated in silicone, often for about half the cost of replacement.
On a roof this size, scan before you coat. Coating over wet insulation just seals the water in.

Often, yes. If a moisture scan shows the insulation is mostly dry, a silicone coating can add 10 to 15 years for roughly half the cost of a new roof. We confirm with cores before quoting.
Yes. Inspections and storm reports are free for commercial buildings in Schertz, including moisture readings and drone photos on large roofs.
We plan work zone by zone, protect racking and equipment below, and keep every opened section watertight by the end of the day.
Yes. Storms regularly track across the northeast side of the metro in spring. On big flat roofs hail damage is hard to see, so we inspect after every significant storm.
