Rubber roofs are simple, which is why they last when the details are done right.
Ballasted, fastened or fully adhered rubber on new buildings and additions.
Worn rubber and wet insulation out, new insulation and membrane in, one section a day.
Punctures patched and open seams cleaned, primed and re-taped with cured cover strip.
Old rubber pulls at walls and curbs as it shrinks. We release, re-anchor and re-flash it.
White-on-black sheets or a reflective coating to cut the heat black rubber soaks up.
Seams, laps and drains checked twice a year with a photo report.
EPDM is one material in several weights and three ways to hold it down. Those choices set the price and the life.
Membrane thickness
Budget and short-term holds. Shorter warranties.
Our standard. Good puncture resistance and 20-year warranties.
The heavy sheet: best hail and puncture resistance, longest life.
How it is held down
Loose-laid sheet held by river rock. Lowest cost where the structure can carry the weight.
Plates and screws along the laps. Light and economical.
Bonded to a cover board. Best in wind and the cleanest look.
We install EPDM from the three companies that have made it for decades and pick the warranty that fits your building.
The numbers your architect, insurer or board will ask for.
| Membrane | Ethylene propylene diene monomer rubber, ASTM D4637, non-reinforced or reinforced |
|---|---|
| Thickness | 45, 60, 75 or 90 mil (60 mil is our standard) |
| Sheet sizes | Up to 50 ft wide and 200 ft long: far fewer seams than other membranes |
| Seams | Factory-applied seam tape, 3 or 6 in wide, primed and rolled |
| Color | Black standard; white-on-black available for reflectance |
| Attachment | Ballasted, mechanically attached or fully adhered |
| Wind & fire | FM-rated assemblies sized to ASCE 7 loads; UL Class A assemblies |
| Hail | Flexible rubber resists hail well, especially 60 to 90 mil over a cover board |
| Service life | 25 to 30 years, often longer with maintenance |
We measure, cut cores and map wet insulation so the bid matches the roof.
Only what we can close by evening is opened. Deck checked and repaired.
Polyiso and tapered crickets so water drains instead of ponding.
Sheets unrolled and left to relax before they are bonded, so they lie flat.
Seams cleaned, primed, taped and rolled; corners and curbs flashed.
Every seam probed, then the manufacturer’s inspector signs off the warranty.

In 2026 most EPDM replacements cost about $9 to $13.50 per square foot with tear-off and code insulation. Ballasted roofs can run $7.50 to $9.50, and a 90-mil sheet or white surface adds to the price.
Typically 25 to 30 years, and well-kept 60 to 90-mil roofs often go longer. Seam tape, flashings and shrinkage at the edges usually need attention before the rubber itself wears out.
TPO, if a white roof matters. Black EPDM absorbs heat and raises cooling loads. EPDM still makes sense on large, simple roofs, cooled-storage buildings and where hail resistance and price matter most.
Usually. Punctures and open seams are cleaned, primed and patched with new rubber. Where the sheet has shrunk away from walls, we release and re-flash it. If insulation is wet across large areas, replacement is the better buy.
Very well. Rubber flexes on impact, and a 60 to 90-mil sheet over a cover board resists punctures from the hail San Antonio sees most springs.
Yes. A compatible acrylic or silicone coating over clean, sound EPDM lowers its surface temperature and can extend its life, often with a new coating warranty.
