Everything a steel roof needs, from new panels on a new building to a 30-year-old shop roof that leaks at every screw.
R-panel, PBR and standing seam on new buildings and additions, engineered for local wind loads.
New panels on sub-framing over the old roof. No tear-off, no open roof, insulation added in the gap.
Backed-out screws, worn washers and loose laps fixed before they rust the panels around them.
Rust treated, seams and screws sealed, then a silicone or acrylic coating over the whole roof.
Liner systems and added insulation that cut heat gain and stop condensation dripping inside.
Dents and punctures documented panel by panel for your insurer, then repaired or replaced.
The right panel depends on the slope, the building and how long you plan to own it. These are the choices we walk through with you.
Panel types · bar = typical life
Exposed-fastener panels on purlins. Lowest cost per foot for shops and warehouses.
Concealed clips and raised seams. Longest life and down to ½:12 slope.
New panels on sub-framing over an old metal roof. No tear-off.
Steel, coatings & colors
26-gauge for light structures, 24-gauge as our standard, 22-gauge where wind or hail exposure is high.
A zinc-aluminum (Galvalume) coating resists rust far longer than plain galvanized steel in our humidity.
SMP is economical; PVDF (Kynar 500) holds color and reflectance for decades. Light colors stay cooler.
We buy panels from mills and roll-formers with Texas plants and current wind and hail test reports, including San Antonio’s own Berridge.
What engineers, insurers and lenders ask for on a steel roof.
| Panel profiles | R-panel / PBR (1¼ in ribs), structural standing seam (2 to 3 in seams) |
|---|---|
| Steel | ASTM A792 Galvalume AZ50 or AZ55, or G90 galvanized |
| Gauge | 26, 24 or 22 gauge; 24 is our standard on commercial roofs |
| Finish | SMP (silicone-modified polyester) or PVDF / Kynar 500 with 30 to 45-year paint warranties |
| Minimum slope | Exposed-fastener panels about 1:12 and up; structural standing seam down to ½:12 or less |
| Wind uplift | UL 580 / UL 1897 or FM-rated assemblies sized to ASCE 7 loads |
| Hail | UL 2218 Class 4 panels available; 24-gauge and heavier dent less |
| Fasteners | Long-life screws with EPDM washers, sized to the purlin |
| Service life | 40 to 60 years for the steel; washers and sealants need care every 10 to 15 years |
Purlin spacing, panel profile, rust and leaks mapped, with photos of every problem area.
Clip and screw patterns and any sub-framing sized to the wind loads for your building.
Panels cut to run eave to ridge in one piece where possible, so there are fewer end laps.
Faced blanket, liner system or rigid board, with a vapor barrier to stop condensation.
Panels fastened on the engineered pattern; ridge, eave, gutter and rake trim sealed.
Every screw and lap checked; scrap and swarf swept so it cannot rust stains into the panels.

Dead-flat roofs with no slope are better served by a membrane such as TPO or PVC.

In 2026 most commercial metal roofs cost about $7 to $11 per square foot for 24-gauge R-panel, $9 to $16 for a retrofit over an old metal roof and $12 to $20 for standing seam with a PVDF finish, including labor and trim.
The steel itself typically lasts 40 to 60 years. Exposed-fastener roofs need new screws or washers every 10 to 15 years, and paint chalks over time, so maintenance decides how close you get to that range.
Yes. A retrofit adds light sub-framing (often Z-purlins or a system like Roof Hugger) over the existing panels and installs new panels on top. It avoids a tear-off, keeps the building closed and leaves space for added insulation.
Steel rarely leaks after hail, but thinner panels dent. 24 or 22-gauge panels and UL 2218 Class 4 rated systems dent less and may earn an insurance discount, which matters in San Antonio’s hail seasons.
R-panel costs less and works well on shops and warehouses with enough slope. Standing seam has hidden fasteners, handles low slopes, lasts longer and needs less maintenance, so it often wins when you own the building long term.
Usually condensation, not a leak. Warm humid air meets cold steel and drips. A proper vapor barrier and insulation, or a liner system, fixes it. We check both when we inspect.
